Downstate Broadway Tickets & Booth Theatre Guide
Bruce Norris’s award-winning play reaches Broadway at last, in a new staging by Joe Mantello at the Booth Theatre. Previews start October 17. Opening night is November 15. It’s twelve weeks, and that’s it.
Downstate is the Broadway play people have been waiting on since its Off-Broadway run won the New York Drama Critics’ Circle Award for Best Play. Downstate on Broadway begins previews October 17, 2026 at the Booth Theatre, opens November 15, and runs a strictly limited 12 weeks. This guide covers what you need before you buy: ticket prices, the best dates, runtime, the firm 17+ age rule, the cast, and how to handle a play this heavy on a night out.
Downstate Quick Facts

Downstate Broadway Tickets
Downstate tickets are on sale now for the full Booth Theatre run. As of early October 2026, official full-price seats were listed at roughly $71 to $199 through Telecharge, the Booth’s official ticketing site. Expect that range to move. Prices shift with the date, the seat and how the play lands with critics after November 15.
The Booth is one of Broadway’s smaller houses, and that helps here. Downstate is a talky, close-quarters play set mostly in one living room, and there isn’t really a “far away” seat in this building. For section-by-section detail, use our Booth Theatre seating guide before you choose.
Previews
Usually the easiest stretch to find seats in, and often the best value. You’re seeing the show while it’s still being tuned, which most people never notice.
Opening weeks
Reviews arrive and demand follows them. If the notices are strong, this is when good seats on your preferred night get harder to find.
Final weeks
Holiday visitors plus a fixed end date. If you want a specific date around the holidays, don’t leave it to the last minute.
Where to buy
Start with the official seller for face value and the full seat map. Ticket marketplaces can help when a performance shows thin official inventory or you want to compare several dates side by side. Before buying anywhere, check the section and row against the Booth’s actual layout, and read the delivery terms.
No rush, lottery or standing-room program had been announced as of early October. If one is added, it will show up in our Broadway rush and lottery guide.
When Should You Buy Downstate Broadway Tickets?
Downstate isn’t an open-ended run, so you have twelve weeks and no more. How early to buy depends on how flexible you are.
You need one specific date
Buy now. A tourist with one free night, or a group, should lock it in rather than wait on reviews.
You want a particular seat
Center orchestra on a Saturday is the first thing to go in a small house. Buy early, or move to a weeknight.
You’re flexible
Compare several performances. Monday and Tuesday nights are often easier, and previews give you the widest choice.
You want the reviews first
Wait for November 15, then decide fast. The window between reviews and the holiday rush is short.
For the broader rules on timing Broadway purchases, see when to buy Broadway tickets.
Downstate Broadway Performance Dates
A typical Downstate week
Downstate runs on a schedule most Broadway shows don’t use: no Wednesday performances, a show on Monday, and two shows on both Saturday and Sunday. That makes it one of the few Broadway options on a Monday night. Curtain times vary by day, and holiday weeks are rearranged, so check the exact time on your ticket.
How Long Is Downstate?
Two practical notes. First, don’t be late. The opening scenes set up who everyone is, and latecomers are usually held until a suitable break. Second, Broadway intermissions are short and restroom lines in older houses move slowly. Go before curtain.
Is Downstate Appropriate for Kids?
No. Downstate is intended for ages 17 and up, and audience members under 17 will not be admitted. This isn’t a cautious suggestion. The play deals directly with child sexual abuse, the men convicted of it and the people they harmed, and it uses strong language throughout.
If you’re planning a family trip, our best Broadway shows for kids guide is the right starting point. If you’re an adult deciding whether the subject is something you want to sit with for an evening, the sections on the story and themes below are written to help you make that call.

Downstate Broadway Cast
Two actors return from the play’s earlier Chicago and Off-Broadway productions, and the rest of the company is new. It’s an eight-person ensemble, so nobody is filler.
K. Todd Freeman
Returning. A two-time Tony nominee who has played Dee since the 2018 Steppenwolf premiere, and won a Lortel Award for it Off-Broadway.
Francis Guinan
Returning. A Steppenwolf veteran, nominated for an Evening Standard Award for the London run.
Thomas Sadoski
New to the play. A Tony nominee, cast in the role that brings the past through the front door.
Liza Colón-Zayas
New to the play. An Emmy winner best known to TV audiences from The Bear.
Design team: Scott Pask (sets), Ann Roth (costumes), Heather Gilbert (lighting), Mikaal Sulaiman (sound).
Bruce Norris’s Downstate
Bruce Norris writes plays that make audiences uncomfortable on purpose. His Clybourne Park won the Pulitzer Prize and the Tony for Best Play, and the Downstate play works the same way. It sets up a moral problem with no clean exit and won’t tell you what to think.
Norris has said the idea came from a real story in Joliet, Illinois, where officials tried to push a halfway house for sex offenders out of town by planning a playground nearby. The play gets to Broadway with real credentials: it took Best Play from the New York Drama Critics’ Circle in 2023, plus Outer Critics Circle and Lortel recognition for its Off-Broadway run.
Joe Mantello Directs Downstate on Broadway
Each earlier production of Downstate was directed by Pam MacKinnon. The Broadway version is a fresh staging by Joe Mantello, a three-time Tony winner known for keeping big, difficult plays clear and tense without overplaying them. If you saw the play at Playwrights Horizons, this isn’t a straight transfer: two actors return, but the director and most of the company are new.
Mantello is also directing Small Mouth Sounds on Broadway this spring, which is where the bundled ticket offer above comes from.
What Is Downstate About?
Four men share a modest, state-supervised group home in downstate Illinois. Each was convicted of a sex crime against a minor, and each has finished his prison sentence. They live under strict rules and close supervision, in a neighborhood that doesn’t want them there.
Their careful routine breaks when a man who was abused as a boy arrives with his wife to confront one of them. What he wants is simple, at least at first. What follows isn’t. The meeting sets off a run of consequences that spins out of anyone’s control, and the play doesn’t let either side off the hook.
No spoilers here past the setup. The less you know going in, the better the second act works.
Why Is Downstate So Controversial?
Downstate asks an audience to spend two hours in the company of men most people would rather not think about, and then asks hard questions about all of us. These are the fault lines people tend to argue about on the way out:
Punishment after prison
When does a sentence actually end? The play asks whether what comes after is justice or something else.
Victimhood
Who gets to be seen as harmed, and what a survivor is owed, from them and from everyone else.
Rehabilitation
Whether people convicted of these crimes can change, and whether that question even matters to the people they hurt.
Accountability
What real accountability looks like, and whether an apology can carry that weight.
Isolation
What happens to people a community has decided to push to its edge.
Public safety
Where protecting children ends and something closer to revenge begins.
The play doesn’t take a side, and audiences rarely agree on what they’ve seen. Some leave angry at the play for humanizing these men. Others are angry at what it shows about everyone around them. That split is the point, and it’s why Downstate has been debated in every city it has played.
Downstate Broadway Reviews
Critics review Broadway shows on opening night, so the 2026 Broadway reviews will arrive after November 15. Anything you see quoted before then is about an earlier production, not this staging.
How earlier productions were received
- New York Drama Critics’ Circle: Best Play, 2023, for the Playwrights Horizons run
- Outer Critics Circle: Outstanding New Off-Broadway Play, with a featured-performer win for K. Todd Freeman
- Lortel Awards: Outstanding Lead Performer in a Play for Freeman
- Jeff Awards (Chicago, 2018): Best Production and Best New Work for the Steppenwolf premiere
These honors are for the Chicago, London and Off-Broadway productions directed by Pam MacKinnon, not for the Broadway staging.
Where Is Downstate Playing on Broadway?
Booth Theatre
222 West 45th Street · between 7th & 8th Avenues
The Booth sits right beside Shubert Alley, a couple of minutes’ walk from Times Square. It’s one of Broadway’s more intimate rooms, which is good news for a dialogue-driven play like this one.
Planning a Night Around Downstate
Most Broadway nights end with people humming on the sidewalk. This one usually ends in an argument, so plan for a drink or late dinner afterward where you can actually talk. Book dinner close by and early. With a 2 hour 25 minute play, a relaxed 5:30 table works better than a rushed 6:30.
