Union Square Hotels NYC: Best Places to Stay Near the Park
Six hotels around downtown’s busiest crossroads, sorted by side of the square, walk time and what you want outside the door: the Greenmarket, the Village, Gramercy’s quiet streets or eight subway lines.

Union Square is where Broadway, Fourth Avenue and Park Avenue South pile into 14th Street, with a small park in the middle that never quite goes quiet. Farmers set up stalls on the north and west sides four days a week, skateboarders hold the south plaza, and underneath it all sits one of the biggest subway stations in the city. To the north is Flatiron, to the east Gramercy, to the south the East Village, and to the west Greenwich Village.
That crossroads is the whole case for Union Square hotels in NYC. Few bases put this much of the city one train away while keeping you downtown, where dinner is easy and the streets feel like neighborhoods. There’s less hotel inventory here than in Midtown, so the choice matters more: right on the square, a few blocks into the Village, or a quieter street toward Gramercy.
Quick Picks: Hotels Near Union Square NYC
These are the hotels close to Union Square NYC that we’d actually book, by trip type. Walk times are to the edge of the park at a normal pace. Add a few minutes on Greenmarket days and during the Holiday Market.
Best Hotels Near Union Square NYC
These are the best Union Square hotels across every budget, in order of distance from the park. Red cards sit on or right beside the square, yellow cards lean toward the East Village, green cards toward Greenwich Village, and the blue card is the Gramercy value play.
W New York – Union Square
201 Park Avenue South, at 17th Street
The W occupies the 1911 Beaux-Arts Guardian Life Building on the square’s northeast corner, and it reopened in September 2025 after a two-year, $100 million overhaul by Rockwell Group. There are 256 rooms, several categories that look straight onto the park, Seahorse for breakfast and dinner, and a double-height Living Room bar in the old ballroom. The Guardian rooftop bar opened in 2026, and the hotel bills it as the only rooftop on the square.
Rooms on the lower floors facing Park Avenue South pick up traffic noise, so ask for a higher floor. It’s the most expensive hotel on this page, and the only one where the park is literally outside your window.
Hyatt Union Square New York
134 Fourth Avenue, at 13th Street
This is the hotel behind all those “Hyatt Union Square” searches: about 178 rooms on the corner of Fourth Avenue and 13th Street, a block below the park’s southeast corner. There are complimentary bikes, pet-friendly rooms, nightly turndown, and some studios and suites with private terraces.
Booking.com guests rate the location 9.0 and the value much lower, so compare rates before you commit. It’s also two short blocks from Webster Hall, which helps if a show is on your list.
Moxy NYC East Village
112 East 11th Street, between Third & Fourth Avenues
A 286-room Rockwell Group design on a quieter East 11th Street block, with a rooftop bar, the French-Mediterranean restaurant Cathédrale, and free bikes. Booking.com guests score the location 9.2, and more than a few say the rooms are bigger than they expected for New York.
It’s built for going out. The East Village starts at the corner, Webster Hall is across the street, and the lobby stays busy late. Light sleepers should ask for a high floor.
Walker Hotel Greenwich Village
52 West 13th Street, between Fifth & Sixth Avenues
A 113-room tower styled like the 1920s, on one of the calmer streets between Union Square and the West Village. Live jazz plays in the parlour, Society Cafe cooks with Greenmarket produce from up the street, and Walker Terrace rooms come with outdoor space.
Fifth Avenue is a minute away and the square a few more. You give up the station-at-your-feet convenience for a block that feels like the Village.
The Marlton
5 West 8th Street, between Fifth & Sixth Avenues
A century-old Village hotel where Jack Kerouac wrote The Subterraneans, restored with herringbone floors, brass fixtures, marble bathrooms and a fireplace in the lobby. Washington Square Park is around the corner, and Booking.com guests rate the location 9.5.
The rooms are small, about 100 to 125 square feet for standard queens and doubles, so pack light. Several booking sites list breakfast as included, but check your rate.
Freehand New York
23 Lexington Avenue, between 23rd & 24th Streets
Housed in the old George Washington Hotel, with Roman and Williams interiors, art by Bard College students and alumni in the rooms, a rooftop bar, and Bar Calico and the Georgia Room downstairs. Bunk and quad rooms make it one of the few hotels in the area that splits well for friends or a family.
It’s a real walk from the square, but the 6 train at 23rd Street gets you to Union Square in one stop. Standard rooms run compact.
Map of Hotels Near Union Square NYC
The map opens on the park, with Flatiron and Fifth Avenue to the left, Gramercy and Irving Place to the right, and the East Village and Greenwich Village along the bottom. Add your dates and look at the hotels between 10th and 20th Streets. That’s the easy-walk zone.

Hotels Closest to Union Square Park
The park runs from 14th to 17th Street between Union Square West and Union Square East, and the subway entrances ring its southern half. “Close” here mostly means close to the station, and a hotel eight minutes away is still effectively a Union Square hotel. When you compare hotels near Union Square Park, weigh the walk to the station as much as the view of the trees.
On or beside the square
W Union Square and Hyatt Union Square. Easiest with luggage, and closest to the Holiday Market.
A few blocks out
Moxy East Village and Walker Greenwich Village. Quieter blocks, still an easy walk to the trains.
In a neighborhood
The Marlton near Washington Square and Freehand in Gramercy. More character, a longer walk back.
Hotels Right on Union Square
Only one full-service hotel actually faces the park: W New York – Union Square, on the northeast corner at Park Avenue South and 17th Street. Its park-view rooms look over the Greenmarket stalls and the trees, and the station is two blocks south. The tradeoffs are price and Park Avenue South traffic on the lower floors.
Hyatt Union Square is the next closest, a block off the southeast corner on Fourth Avenue. You won’t see the park from your room, but you can be on a train within a couple of minutes, and the Holiday Market on the south plaza is practically across the street.
Which Side of Union Square Is Best for Hotels?
Four neighborhoods meet at the park, and the streets change character fast. Think of each side as a direction you’re leaning, not a hard border.
North · Flatiron
Toward Madison Square Park, Fifth Avenue shopping and Midtown South. The W sits here on the corner.
East · Gramercy & Irving Place
Quieter, more residential streets and older townhouse blocks. The best side for sleeping well.
South · East Village
Bars, late dinners, Webster Hall and the most nightlife. Livelier, and louder.
West · Greenwich Village
Brownstone blocks, Washington Square, and an easy walk toward Chelsea and the West Village.
Hotels Near the Union Square Holiday Market
Every November the park’s south plaza fills with rows of stalls: more than 170 vendors selling ornaments, knitwear, ceramics and gifts, plus mulled cider and hot food. It’s one of the city’s oldest holiday markets, and it’s busiest on weekend evenings and the last two weeks before Christmas. Staying a few minutes away lets you shop on a weekday morning and walk your bags back instead of hauling them uptown.
2026 dates are from early listings that cite Urbanspace; confirm on the Urbanspace site before you book. Last season it closed at 4 p.m. on Christmas Eve.
Best Hotels for the Union Square Holiday Market
A block from the stalls. Shop at opening, drop the bags, go back for dinner.
The market, then Washington Square’s holiday lights and a fireplace back at the hotel.
When to Book for the Union Square Holiday Market
The market runs straight through the city’s busiest hotel weeks, Thanksgiving to Christmas, and there are far fewer rooms around Union Square than in Midtown, so the boutique hotels tend to fill first. Book early, keep it refundable, and compare totals including taxes and fees rather than the headline rate. The Bryant Park and Columbus Circle markets run at the same time, so if Union Square is full, our Christmas in NYC guide covers the alternatives.
The Union Square Greenmarket and Your Hotel
The Greenmarket is the city’s best-known farmers market, and it runs year-round on Mondays, Wednesdays, Fridays and Saturdays, filling the north and west sides of the park from morning to early evening. On market days the square feels completely different: crowded, cheerful and full of produce, flowers, cider and bread. A hotel nearby turns it into breakfast. Check GrowNYC for current hours before you plan around it.
Boutique Hotels Near Union Square NYC
Union Square’s hotel stock tilts small, because the blocks around it were built for townhouses and lofts, not 1,000-room towers. That makes this one of the better parts of Manhattan for boutique hotels near Union Square in the true sense: fewer rooms, real design and a neighborhood outside.
Numbers are room counts. For more small hotels across the city, see our guide to the best boutique hotels in NYC, and for date-night stays, romantic NYC hotels.
Cheap and Best-Value Hotels Near Union Square
Cheap is relative here. Union Square sits between some of the most expensive neighborhoods in Manhattan, and there’s little true budget inventory within walking distance. Value comes from the right trade.
- Pick a social hotel. Moxy East Village often prices below the boutiques, and its rooms are better than the rate suggests.
- Share a room. Freehand‘s bunk and quad rooms make the per-person cost drop fast.
- Move one subway stop. Gramercy and the 23rd Street area are one stop from the square on the 6 or the R and W.
- Shift your dates. January and February are usually the year’s softest months, and weekdays and weekends can price very differently downtown.
Always compare the full price, since many Manhattan hotels add a nightly facility or destination fee on top of taxes. For citywide options, see our budget-friendly NYC hotels.
Luxury Hotels Near Union Square
For a true luxury stay on the square, the renovated W is the clear choice, with landmark architecture, park-view rooms and what it bills as the only rooftop on the square. Union Square isn’t a five-star district beyond that. If service and spa matter more than downtown location, our luxury NYC hotels for special occasions guide covers the citywide options.
Why Union Square Is One of NYC’s Best Subway Bases
14 St–Union Square links three major lines, and that’s what makes a hotel here so easy to use. Most of what visitors want is one train away, with no transfers.
Lexington Avenue: Grand Central and the Upper East Side going north; Lower Manhattan and Brooklyn going south.
Broadway: Herald Square, Times Square and the Theater District uptown; SoHo, Lower Manhattan and Brooklyn downtown.
14th Street crosstown: west to Chelsea and Eighth Avenue, east across the river to Williamsburg.
For Broadway, the N, Q, R and W get you to Times Square quickly, which is why Union Square works as a theater base even though it isn’t in the Theater District. More tips are in our NYC subway tips for shows and events.
Union Square vs Flatiron, Gramercy, the Village and Webster Hall
vs Flatiron
Flatiron has Madison Square Park, Fifth Avenue and a quicker run to Midtown. Union Square has the bigger subway hub and the Villages. Explore the area in our Chelsea and Flatiron guide.
vs Gramercy
Gramercy is quieter and more residential, a good trade if you’ll sleep early. Union Square is busier, with more restaurants and much better transit. Freehand splits the difference.
vs the Village
The Village wins on atmosphere, dining and nightlife, including the MacDougal Street comedy clubs, a short walk from the square. Union Square wins on getting around. See our Greenwich Village guide.
vs Webster Hall
If a Webster Hall show is the reason for the trip, use our hotels near Webster Hall guide, built around the walk home. For a mixed trip, Union Square is the stronger base and the venue is still an easy walk.
Is Union Square a Good Area to Stay in NYC?
Why it works
- Eight subway lines at one station, so most of the city is a single ride.
- Walkable to the East Village, Greenwich Village, Flatiron and Gramercy.
- The Greenmarket, a great restaurant scene and a downtown feel.
- Smaller, more characterful hotels than most of Midtown.
What to know
- The blocks around the station are crowded and noisy, day and night.
- Less hotel inventory, so rooms fill early in December.
- Broadway is a subway ride, not a walk.
- Prices are high, and the atmosphere changes block by block.
Union Square suits repeat visitors, food lovers, couples and anyone who’d rather come home to a neighborhood than to Times Square. Families can make it work, especially with Freehand’s quad rooms, but Midtown hotels usually have bigger rooms; our family-friendly NYC hotels guide covers both. For what to do around the square itself, see our Union Square neighborhood guide.

When to Book a Union Square Hotel, and What It Costs
Union Square hotel prices move too much by date to quote reliably, so here’s how the hotels on this page compare with each other.
- Compare the total. Taxes and nightly fees can change which hotel is actually cheaper.
- Ask for a park-view room at the W if the square is the point.
- Request a high floor anywhere near the station or on East Village blocks.
- Check room size at the boutique hotels, especially The Marlton.
